Getting started

What does a mortgage agent do that a bank doesn't?

A mortgage agent shops your application across dozens of lenders — banks, credit unions, and monoline lenders — to find the best rate and terms for your situation. A bank can only offer you its own products.

Does it cost anything to work with a mortgage agent?

For most residential mortgages, the lender pays the agent's commission, so there's no cost to you. Fees only apply in certain private or alternative lending situations, and they're always disclosed upfront.

What documents do I need to get started?

Typically two years of income documents (T4s, NOAs, or financial statements if self-employed), a recent pay stub, ID, and a snapshot of your assets and debts. I'll send a simple checklist once we talk.

Rates, terms & qualifying

How much do I need for a down payment?

The minimum is 5% on the first $500,000 of the purchase price and 10% on the portion between $500,000 and $1.5 million. Homes priced at $1.5 million or more require at least 20% down.

What is the mortgage stress test?

Lenders must qualify you at the higher of your contract rate plus 2%, or 5.25%. It's designed to confirm you could still afford payments if rates rise. The affordability calculator above uses this rule.

Fixed or variable — which is better?

It depends on your risk tolerance, how long you plan to stay, and the current rate environment. I'll walk through the trade-offs specific to your file rather than give a one-size answer.

Working with an agent

Will checking my rate affect my credit score?

An initial conversation and rate estimate don't require a credit pull. A soft or single hard inquiry is only run once we move to formal pre-approval, and I'll always tell you beforehand.

Can you help if a bank already declined me?

Often, yes. A decline at one institution doesn't mean a decline everywhere — different lenders weigh credit, income type, and debt ratios differently.

Process & closing

How long does a pre-approval take?

Most pre-approvals are completed within 24–48 hours of receiving your income and asset documents, and the approved rate is typically held for 90–120 days.

Do you work with my real estate lawyer directly?

Yes — mortgage instructions are sent directly to your lawyer's office ahead of closing so funds are in place without you having to relay paperwork back and forth.
